Both. A single bathroom or kitchen is a normal week for us, and so is a full refurbishment or a two-storey extension. What matters is that the work suits an in-house crew running a fixed-price contract rather than a half-day call-out. If a job is too small for that, we will say so when you enquire rather than price it badly.
Yes. If you already have drawings and a designer you trust, we price and build to them, and we flag anything that will be difficult or costly on site before it is set. If you have nothing yet, we prepare the drawings ourselves, which keeps the design and the price in the same hands and removes an argument later.
Yes. Drawings and planning applications are prepared in-house as part of the job, including permitted development checks and the conservation area or Article 4 constraints where they apply. Structural work goes to building control and is signed off on completion. You are handed the approvals and the completion paperwork at the end rather than left chasing them.
A builder prices and constructs someone else's drawings. A design and build contractor takes the brief, produces the drawings, costs them and then builds, so one firm carries the design risk and the construction risk together. In practice that means one fixed-price contract, one programme and one named site manager, instead of a designer and a builder blaming each other.
