Parker Street, Liverpool
Strip-out to opening day on one address, photographed as it went. Every stage ours: structure, services, joinery, glazing, signage.

The old frontage comes off. Steel, timber and brick surveyed before anything new goes back on.

The street gets a clean hoarding. Behind it: structure, services and first fix.

Granite, glazing and the brand's lettering, set square and set level.

Sign lit, doors still shut. The last of the work happens after the street has gone home.

Staff at the counter, queue at the door. The shops people queue for are the bit we build for.

Shift change
MO Team Construction is a London construction company that fits out shops, restaurants and cafés and builds house extensions, loft conversions, renovations and structural work. The commercial work happens at night, inside trading shopping centres, so the mall opens on time the next morning. The residential work happens in daylight, in occupied homes in London. Both are done by the same in-house crew, under one contract and one site manager, at a price fixed before work starts. Mo has built since 2017; the company was set up in 2025. Design, drawings, costing and construction are handled by one team, so there is one number to call from the first survey to handover.
For homeowners
Extensions, lofts, bathrooms and full renovations, and the underpinning, basements and structural work most London builders will not touch.
Levels, datums and grids are struck before anything is fixed — so joinery made off-site lands first time.
Underpinning, basements, steel and tanking — the work under the floor is done by the same team that finishes above it.
Our own team for the main trades, one site manager, one number to call. No subcontractor roulette.

For businesses: shopfitting and commercial fit-out for shops, restaurants, cafés and clinics, usually overnight. For homeowners: house extensions, loft conversions, bathroom and kitchen renovations, full refurbishments, underpinning, basements and structural alterations. Design, drawings, costing and construction come under one fixed-price contract, and our own team does the main trades.
We are a London company and take work in London, most often in North, East, South and West London, with commercial fit-out work across the centre and brand rollouts nationwide. The areas page maps the jobs from our own record and sets out what we arrange in a London street, from skip and scaffold licences to parking bay suspensions. No pin near you yet? Ask us about yours.
Yes. Fit-outs inside trading shopping centres run as night programmes, so the unit is worked on after the centre closes and handed back clean before it opens. The site runs under CDM 2015, with the hoarding, deliveries and waste managed to the centre's rules. The same crew builds extensions and lofts in daylight.
It depends on size, structure, access and finish: a side-return extension on a terrace with restricted access is not priced like a rear extension on a wide plot. The cost guides publish real ranges from work priced in London and set out what moves the number. A firm figure follows a site visit and a written specification, never a range.
Many rear extensions and loft conversions fall within permitted development, so no application is needed. That does not hold in a conservation area, under an Article 4 direction, or for flats and maisonettes, and a dormer to the front usually needs consent. Drawings and applications are prepared as part of the job. Building regulations approval is always needed.
Yes. We act as principal contractor under CDM 2015 wherever a project involves more than one contractor: a construction phase plan before work starts, a named site manager, method statements and risk assessments, and the health and safety file at handover. Structural work is signed off by building control.
