A house extension in London adds floor area to an existing home, usually as a rear, side-return, wraparound or double-storey build. Extension builders handle the survey, drawings, structural design, approvals and construction. MO Team does all of it with its own crew, on one fixed-price contract, and hands over a building control completion certificate.

What a London extension involves

An extension suits a household that likes where it lives and needs more of it. The common London jobs are a rear extension across the back of a terrace, a side return that fills the alley beside the kitchen, a wraparound that does both, and a double-storey that adds a bedroom above. The question is rarely how big. It is how the new space meets the old one, because a full-width rear extension leaves the middle of an original house dark. The useful conversation is about rooflights, where the kitchen sits, and whether the existing rear wall comes out completely or stays as a defined threshold between old and new.

We run every job in the same sequence. A measured survey establishes what is there, drawings and structural calculations settle what is going in, a fixed price is written against a named specification, then our crew builds it and hands over the certificates. The London detail is where budgets move. Victorian and Edwardian foundations are shallow by current standards and the new ones go deeper, deeper still within influencing distance of a mature tree on clay subsoil. Drainage often crosses the footprint, and building over a public sewer needs an agreement with the water company rather than a decision on site. Party wall notices carry statutory periods that cannot be shortened. Skip permits, suspended parking bays and low traffic neighbourhood restrictions decide how material reaches a back garden, and each borough sets its own hours for noisy work.

One team matters most on the parts nobody photographs. The groundworker who digs the trial hole, the engineer who sizes the steel and the carpenter who hangs the doors work to the same drawing and answer to the same site manager, so a discovery in the ground becomes a priced variation the same week rather than an argument between trades. You hold one contract, one programme and one number to ring. If something is wrong there is no dispute about whether it is a design fault or a workmanship fault, because both belong to us.

What a house extension includes

  • Measured survey and extension feasibility

    Existing dimensions, drainage positions, tree proximity, and the permitted development position for your address rather than the general rule.

  • Drawings and structural design

    Plans, elevations and sections, with calculations for the new openings, floors and roof structure.

  • Applications, notices and building control

    Planning where it is needed, the building control application either way, and party wall notices served while they are still free to serve.

  • Groundworks, foundations and drainage

    Trial holes, excavation, foundations to the depth the ground requires, and any diversion or build-over of an existing run.

  • Structure, roof and glazing

    Masonry, steels, roof build-up and weatherproofing, rooflights, and the doors on to the garden.

  • Kitchen extension fit-out

    Where the extension takes the kitchen, the units, worktops, appliances and services sit inside the same contract and the same programme.

  • Finishes and making good

    Plastering, flooring and decoration, including the making good beyond the extension itself that other quotations routinely leave out.

  • Handover pack

    Completion certificate, electrical and gas certificates, warranties, and the operating information for what we installed.

  • A contingency held separately from the contract sum for what the ground turns out to be

Not included

  • Planning and building control fees, which are paid to the authority
  • Party wall surveyor fees, including a neighbour's surveyor where one is appointed
  • Sewer build-over or build-near agreement fees
  • Community Infrastructure Levy where the borough charges it
  • Landscaping beyond reinstating the working area
  • Loose furniture, white goods and window dressing

    Survey and feasibility

    We measure the house, look at the drainage, note any trees within influencing distance, and confirm the permitted development position for your address. You get an honest budget bracket before you have spent anything on design.

    Design and structural work

    Layout, glazing, roof form and how the new space meets the old. Structural calculations for the openings, the new floor and the roof, and a first view on foundation depth from what is visible above ground.

    Fixed price and approvals

    A named specification, priced line by line, with the ground carried as a stated provisional sum so you can see which part is firm and which part is not. In parallel we submit planning where it is needed, lodge the building control application and serve the party wall notices.

    Groundworks and shell

    Trial holes first, then foundations to the depth the ground actually requires, drainage, and the structure up to a weathertight shell. Anything found in the ground is priced as a variation before it is built, never afterwards.

    Fit-out and handover

How long a house extension takes

On-site duration once approvals are in place. Groundworks are the stage most likely to move, because they depend on what is under the ground rather than on what is on the drawing.

Regulations that apply to an extension

  • Permitted development and planning

    Rights differ by property type and address. Permitted development does not apply to flats at all, is reduced in conservation areas, and can be removed entirely by an Article 4 direction. We confirm the position for your address instead of assuming the general rule holds.

  • Building Regulations

    Required whether or not planning permission is. Structure, damp resistance, insulation, ventilation, drainage, electrical safety and fire safety are all controlled, and the completion certificate is the document a buyer's solicitor asks for years later.

    Excavating within three metres of a neighbouring structure, to a depth below its foundations, requires notice with a one-month period. Work to a party wall itself requires two months. Served at design stage, the notices run while the drawings are being finished.

    We act as principal contractor and prepare a construction phase plan before anyone starts. On a domestic project those duties pass to the contractor rather than sitting with you, which is the arrangement most homeowners assume they already have.

  • Building control sign-off

    Inspections happen at set stages, foundations and drainage among them, through your local authority building control team or a registered building control approver. Work covered up before an inspection can have to be opened again.
