Why this page is short

Builders' websites tend to carry a row of logos. A logo is not a credential. It is an image file, and anyone can put one on a page.

So this page lists only two kinds of thing: documents with a number attached that you can ask to see or look up yourself, and statutory duties that apply to us whether we advertise them or not. If a scheme is not named here, we do not hold it. Nothing appears until the underlying record exists in our system, which is why the page grows rather than launching complete.

Compliance on every project

We act as principal contractor under the Construction (Design and Management) Regulations 2015 on projects involving more than one contractor, and prepare a construction phase plan before work starts. Where a project is notifiable, we submit the F10 to HSE.

Notifiable work is submitted to building control before it starts, and the completion certificate is handed over as part of the handover pack rather than chased afterwards.

Where the Party Wall etc. Act 1996 applies, notices are prepared and served at design stage rather than when the crew is booked, because the statutory periods are one or two months depending on the section and they cannot be shortened. On commercial work we submit the contractor documentation, method statements and insurance details the landlord's surveyor requires, and we work to the building's permit regime on top of our own controls rather than instead of them.

What you receive at handover

  • Building control completion certificate

    Issued by the local authority building control team or a registered building control approver, handed over at completion rather than chased afterwards. It is the document a buyer's solicitor asks for years later.

  • Electrical installation certificate

    For notifiable work, covering the circuits installed and the tests carried out, issued in your name rather than kept on our file.

  • Gas safety documentation

    Where gas work forms part of the project, the certification for the appliance or installation, including the ventilation interlock on a commercial kitchen.

  • Commissioning records

    For ventilation, extraction, heating and cooling, showing what was set and what it was tested at, so a future engineer inherits a baseline.

  • Workmanship warranty

    Running from the date of practical completion. It covers defects in our own work and excludes fair wear and tear, alterations by others, and failure to maintain.

  • Manufacturer warranties and guarantees

    Registered where registration is required, and passed to you with the serial numbers and dates already recorded.

  • Operation and maintenance information

    What was installed, where the isolation points are, and what needs servicing and how often. A short document on a bathroom, a bound pack on a commercial fit-out.

  • Construction phase plan and risk documentation

    Prepared before work starts under CDM 2015 and issued to you, along with the health and safety file where the project requires one.

  • Waste transfer notes

    Available on request, showing where material from your site actually went.

  • Insurance certificates

    Current certificates sent on request before you commit to anything, not after a contract is signed.
