Shopfitters in London: retail units fitted out overnight
Most of our retail work happens between the centre closing and the centre opening. Hoarding up, strip-out, structure, services, joinery and signage, delivered to a date the landlord and the brand both hold you to.

Shopfitters in London strip out and rebuild retail units to a brand's approved design: partitions, ceilings, floors, lighting and power, joinery, display systems, shopfront glazing and signage. MO Team delivers retail fit-out with its own crew, usually overnight inside trading shopping centres, so the store opens on the agreed day.
How shopfitting inside a trading centre works
Retail fit-out is a programme problem more than a construction one. The unit has a handover date from the landlord and an opening date from the brand, and between them sits a fixed number of working nights. Everything else follows from that: how the hoarding goes up, when deliveries can reach the goods lift, which trades can share the unit at the same time, and what has to be finished before the shutters go up each morning. We have delivered this for brands including Pop Mart, HEYTEA, Vibean and Herono, and worked on Sexy Fish, so the pattern is familiar rather than theoretical.
Our sequence starts before site. We take the brand's approved design package and the landlord's fit-out guide, produce a survey and a set of construction drawings that reconcile the two, then submit for landlord approval and get the permits in place. On site, the crew works to the centre's out-of-hours regime: a permit to work each night, hot works permits where they apply, agreed noise limits while residential neighbours or a hotel sit above, deliveries through a booked dock slot, and the working area cleaned and made safe before the centre opens. In London that also means low emission and low traffic restrictions on when vehicles can reach the loading bay, and boroughs that limit night-time noise on the street outside even when the landlord permits work inside.
One crew is the reason overnight programmes hold. A subcontracted job loses two of its six hours to mobilisation and demobilisation every night, and loses a whole night whenever a trade does not turn up. Our carpenters, electricians and finishers arrive together, work the full window, and hand over to the same site manager each morning, who reports where the programme actually stands rather than where it was planned to be.
What a retail fit-out includes
Scope is set by the brand package and the landlord's demise, but a shopfitting contract with us usually covers all of the following.
What is in the price
How it runs
- 01
Survey and reconciliation
We survey the unit as handed over and compare it against the brand package and the landlord's demise drawings. Deviations are listed in writing before pricing, because a unit that is not what the drawing says is the most common cause of a missed opening date.
- You receive
- A survey report listing every deviation from the design pack
- 02
Drawings, approvals and permits
Construction drawings issued for landlord approval, contractor documentation and method statements submitted to the centre, and advertisement consent applied for where the signage needs it.
- You receive
- Approved construction drawings and issued permits
- 03
Fixed price and night programme
A fixed price against the approved drawings, and a programme counted in working nights rather than weeks, showing what is complete at each morning's shutter-up.
- You receive
- A fixed-price contract and a night-by-night programme
- 04
Overnight delivery
Hoarding, strip-out, then the build in the agreed sequence within the centre's access window. The unit is left safe, clean and screened before opening every morning, and the day report says what actually moved.
- You receive
- Daily progress reports and photographs against the night programme
- 05
Snag, commission, hand over
Joint snagging walk with the brand's project manager, services commissioned and certified, hoarding removed, and the unit handed over clean for merchandising.
- You receive
- Certificates, warranties, as-built information and a closed snagging list
