Hospitality fit-out is unlike other commercial work because the systems that decide whether you can open are hidden. Extraction, make-up air, gas interlock, fire suppression over the cooking line, grease management, floor drainage and food-safe finishes all have to be installed, commissioned and inspected before a single cover is served. Front of house is what the customer sees and what the photographs show, but it is not what holds up an opening. We have worked on hospitality sites in London including Sexy Fish, and on brand-led food and drink units for operators such as HEYTEA and Vibean.
Our sequence starts with the extraction route and the drainage, because those two dictate the plan. A duct has to reach a discharge point at a height and position the borough will accept, and an external flue almost always needs planning permission and an odour control assessment. Drainage needs a grease interceptor sized to the kitchen and agreed with the water company. Once those are settled, the kitchen layout, the bar, the pass and the seating fall into place, and the joinery can be drawn. In a London high street unit that also means a shopfront that satisfies the conservation officer, and in a shopping centre it means an overnight programme with the landlord's fit-out guide and a permit each night. Working hours near residential neighbours are set by the borough and enforced whatever the landlord permits.
One crew keeps a hospitality programme honest, because the trades collide constantly: the ductwork runs where the ceiling wants to be, the gas line crosses the drainage, and the joinery cannot be templated until the kitchen equipment is set out. Our site manager holds all of it and reports weekly against the opening date rather than against a percentage complete.

Site survey and services feasibility
We check the extraction route, the discharge position, the drainage, and the gas and electrical capacity. If the unit cannot take the concept, that is the cheapest week to find out.
