By using this site you accept these terms. If you do not accept them, please do not use it.
These terms cover your use of the website. They are not the terms on which we carry out building work — those are set out in the written contract you receive with your quotation, and nothing on this page varies them.
The information here is general, not advice
Everything on this site is published for general information. It is not professional advice about your property, and you should not act on it without getting advice specific to your situation.
Where we describe planning permission, permitted development, the Building Regulations, the Party Wall etc. Act 1996 or CDM 2015, we are summarising rules that change and that apply differently to different properties. Conservation areas, listed buildings and Article 4 directions all alter what applies to a specific address. Always confirm the position with the relevant local authority or a suitably qualified professional before committing to anything.
We take care to keep this site accurate and up to date, but we do not warrant that it is complete or current, and we are not liable for decisions taken solely on the basis of it.
Prices and cost guides are estimates, not quotations
The price ranges published on this site — including everything in our cost guides — are indicative figures for budgeting. They are not offers, quotations or estimates for your project, and no contract arises from them.
Each range states what it includes, what it excludes, whether it is quoted before or after VAT, and when it was last reviewed. Actual prices depend on specification, access, the condition of the property, the programme and what is found once work opens up. Construction costs also move: a figure that was right when we published it may not be right today.
The only price you can rely on is one in a written quotation we have issued to you, for your property, against an agreed specification, and within its stated validity period.
Enquiries do not form a contract
Submitting the quote form, calling us or messaging us does not create a contract, and does not oblige either of us to proceed. We may decline an enquiry, and you are free to go elsewhere at any point before a contract is signed.
A contract comes into existence only when we have issued a written quotation and you have accepted it in the manner set out in that document.
Project photographs and content
All content on this site — text, photographs, drawings, layout and design — belongs to us or to the photographers and designers who licensed it to us, and is protected by copyright.
You may view it, and print or download extracts for your own non-commercial use. You may not republish it, use it commercially, or present it as your own work. Reusing our project photography to advertise other building work is not permitted, and we do pursue it.
Project photographs are published with the client's consent. Where a client agreed to the photographs but not to being named, the project appears without identifying them — that is deliberate, and we do not disclose those clients on request.
Reviews and third-party links
Reviews shown on this site are reproduced from the platform where they were left, and we record which platform that was so you can read them in context. We do not edit the wording of a review.
Where we link to another website — a council planning portal, an accreditation body, a manufacturer — we do so because we think it is useful. We have no control over those sites and are not responsible for their content or availability.
Using the site properly
Please do not use this site in any way that is unlawful or fraudulent, attempt to gain unauthorised access to it, introduce malicious code, or submit false enquiries or automated form submissions.
We may suspend access where we reasonably believe any of the above is happening.
Availability and liability
We do not guarantee that this site will always be available or free from errors, and we may suspend, withdraw or change any part of it without notice.
Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot lawfully be limited or excluded. If you are a consumer, nothing here affects your statutory rights.
Subject to that, we are not liable for any loss of profit, loss of business, or indirect or consequential loss arising from your use of this site, or from reliance on information published on it.

How we handle personal information is set out in our privacy policy, which forms part of these terms. It explains what we collect when you enquire, why we hold it, how long we keep it, and how to have it corrected or deleted.
Changes, and the law that applies
These are version 2026-07 of our website terms. We may update them, and the version in force is the one published here when you use the site.
These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction. If you are a consumer resident elsewhere in the United Kingdom, you may bring proceedings in your own jurisdiction.
If any part of these terms is found to be unenforceable, the rest continues to apply.

The contract for your actual project is the written quotation you receive, which is a separate document with its own terms, and nothing here varies it.
That is governed by your project contract rather than by these website terms. Our contracts price an agreed variation before it is built rather than after, so a scope change is priced and agreed as it happens. These website terms only cover using the site itself, the enquiry form, and our published cost guides and photography.
For a problem with an ongoing project, contact your named site manager directly — that is the fastest route while work is live. For anything about the website itself, including these terms, use the contact address given in the terms document. A written quotation carries its own contact details for the person running that job.
