Commercial fit-out in London is the work that turns a leased shell or a previous tenant's space into premises you can trade or work from: partitions, ceilings, floors, services, joinery and finishes. It is described as shell and core, Cat A or Cat B. MO Team delivers all three with its own crew on a fixed-price contract.

Shell and core, Cat A and Cat B

The three terms describe how finished a space is when you take it on. Shell and core is a structure with the base building services brought to the floor and nothing else. Cat A is the landlord's standard: raised floors or screed, suspended ceilings, lighting, base heating and cooling, and a finished common core, but no walls and no identity. Cat B is the occupier's fit-out on top of it, which is where the meeting rooms, the counters, the treatment rooms, the kitchen and the brand actually appear. Interior fit-out projects usually sit in one of those brackets, and knowing which one you are buying is the difference between comparing two prices and comparing two scopes.

We work as a fit-out company for shops, restaurants, cafés, clinics and offices, and the process is the same across all of them. We survey the demise against the landlord's drawings, produce construction drawings, submit them for landlord approval, obtain the permits, then build with one crew and hand over a commissioned, certified space. Two things shape a commercial programme in London more than the construction does. The first is consent: an agreement for lease sets a date, a licence to alter has to be granted before work starts, and a schedule of condition protects you at dilapidations. The second is access. Inside a trading shopping centre the work happens overnight, in a booked window, under a permit each night; in an office building it happens around other tenants, with lift bookings, protected routes and noise curfews.

Being one crew is what makes a fixed commercial price hold. When the ceiling comes down and the base build is not what the drawing showed, our site manager prices the variation and reprograms the same week, rather than waiting on a chain of subcontractors each protecting their own margin. Where a project is bigger than one crew can run properly, we say so at the first meeting instead of thinning ourselves across it.

What a commercial fit-out includes

Scope depends on whether you are buying Cat A, Cat B or both. These are the elements a fit-out contract with us usually contains.

  • Demise survey and scope reconciliation

    The unit surveyed against the landlord's drawings and the lease plan, with base-build defects recorded before you take responsibility for them.

  • Construction drawings and landlord approval

    Drawings, specifications and contractor documentation prepared for landlord approval and the licence to alter.

  • Strip-out and asbestos management

    Previous tenant's fit-out removed, asbestos register checked and a refurbishment survey obtained on pre-2000 buildings.

  • Partitions, ceilings and floors

    Stud, glazed and acoustic partitions, suspended and MF ceilings, raised floors, screeds and floor finishes.

  • Mechanical and electrical services

    Power, lighting, data containment, ventilation, air conditioning connection and fire alarm interface, tested and certified.

  • Joinery and interior fit-out

    Counters, reception desks, tea points, storage, wall panelling and the built elements that carry the brand.

  • Decoration, signage and finishes

    Decoration throughout, wayfinding and internal signage, and shopfront or entrance works where they are in scope.

  • Commissioning, certification and handover

    Services commissioned, certificates issued, a joint snag with your project manager, and an operation and maintenance pack.

    Brief, demise survey and feasibility

    We look at the space, take the lease position and the opening date, and say plainly whether the scope fits the date. Base-build defects are recorded in a schedule of condition before anything is agreed.

    Design, drawings and approvals

    Layouts and construction drawings, then submission for landlord approval and licence to alter, plus building control and any planning or advertisement consent the works need.

    A price fixed against the approved drawings and a written specification, with provisional sums stated separately, and a programme built around the building's access rules rather than an ideal working week.

What governs a commercial fit-out

  • CDM 2015

    On a commercial project the client has duties of their own, including appointing a principal designer and a principal contractor in writing. We take the principal contractor role and issue the construction phase plan before mobilisation.

  • Approved Document B: fire safety

    A fit-out changes compartmentation, escape routes, travel distances and the alarm and sprinkler layout. Those are the elements a building control body and the landlord's own consultant will both examine before you occupy.

    Approach, entrance, circulation, sanitary provision and counter heights are controlled in commercial premises. Getting this right at layout stage is far cheaper than moving a WC or a door set after approval.

  • Asbestos: duty to manage

    The building owner must hold an asbestos register. Before any strip-out in a building constructed or refitted before 2000 we obtain a refurbishment and demolition survey, and licensed material is removed by a licensed contractor.

  • Building control on commercial work

    Structural alterations, fire safety changes, drainage, ventilation and energy performance are all inspected. Sign-off through your local authority building control team or a registered building control approver is what completes the job on paper.
