A bathroom renovation in London strips the room back to structure and rebuilds it: new drainage and pipework, electrics, tanking, floor build-up, tiling, sanitaryware and ventilation. MO Team supplies its own bathroom fitters, plumbers, electricians and tilers, works to one fixed price, and issues the electrical certificate at handover.

What a bathroom refurbishment involves

Most bathroom work in London falls into three jobs. A like-for-like replacement keeps the drainage where it is and changes what you see. A reconfiguration moves the WC, bath or shower, which means moving waste runs and rebuilding the floor. An addition creates a bathroom where there was not one, usually an en-suite carved out of a bedroom or a second bathroom in a box room. The third is the one worth planning properly, because a new soil connection and a boxed-in stack are what make it work or not. Whichever it is, the order of work does not change: strip out to the structure, sort the drainage and the floor, tank the wet areas, then tile and fit. A bathroom that fails does so from the bottom up, and almost always because that order was compressed.

We do the whole thing with our own people. A survey establishes what the floor is made of, where the stack runs and whether the ventilation is adequate; drawings and a tile-and-sanitaryware schedule settle the specification; a fixed price is written against it; then our fitters strip out, first fix, tank, tile and second fix in one continuous run rather than waiting on separate trades. The London specifics matter here more than people expect. Timber floors in Victorian and Edwardian houses flex, and flexing floors crack tile and grout, so the build-up is a structural decision rather than a finish. Waste runs in a terrace often have to reach an external stack at the back. In a flat, the freeholder's consent and the building's rules on noise, water isolation and waste removal set the programme, and a leak into the flat below is a liability question rather than a snag.

One team keeps a small room honest. On a bathroom there is no space for trades to work around each other, so the order is fixed and the crew is the same from strip-out to grout. That is also what makes a fixed price reasonable: the plumber who sets the falls is the one who will be back if they are wrong.

    Zoned lighting, shaver and heated towel rail circuits, extraction sized to the room, and the certification for notifiable work.

  • Floor build-up and levelling

    Strengthening, boarding, decoupling and a level, stiff substrate that will not crack tile or grout.

  • Tanking and wet room formers

    Full tanking to shower and wet room areas, formers and linear drains set into the floor build-up.

  • Tiling, sanitaryware and screens

    Wall and floor tiling, suite installation, brassware, screens, mirrors and accessories.

  • Making good and handover

    Decoration, silicone, a joint snagging walk and the certificates for the electrical work.

  • Repairs to a neighbouring flat where an existing leak predates our work

How it runs

    Survey and layout

    We measure the room, lift a board where we can, find the stack, check the floor structure and the ventilation, and set out what the layout will allow. Moving a WC is the decision that changes the price most.

    Specification and fixed price

    Every item named: suite, brassware, tile, grout, screen, extractor and floor build-up. A fixed price against that list, with what is excluded stated plainly.

    Strip-out and first fix

    Protection down first, then strip-out to the structure. Waste and supply pipework, electrical circuits and extraction ducting installed, and the floor strengthened and levelled.

    Tanking and tiling

    Wet areas tanked as a system rather than a coat of paint, formers and drains set to fall, then wall and floor tiling. This is the stage that decides whether the room is still sound in ten years.

    Second fix and handover

    Suite, brassware, screens and accessories fitted, extraction commissioned, silicone finished, and the room cleaned. We walk the snagging list with you.

How long a bathroom takes

Working days on site, assuming materials are on site before we start. Tile lead times, not construction, are the usual cause of a delay.

Regulations that apply to a bathroom

  • Approved Document P: electrical safety

    Electrical work in a bathroom is notifiable, and zones around the bath and shower govern what fittings may be installed where. The installation is tested and certified, and the certificate is issued to you.

    A bathroom needs mechanical extraction at a defined rate, ducted to outside rather than into a loft. Undersized or poorly ducted extraction is the most common cause of mould in a bathroom that is otherwise well built.

    Hot water temperature control, thermostatic protection at baths, and the water efficiency requirements for new fittings all sit here. Unvented cylinders must be installed by a competent person and certified.

    A new or relocated WC needs a soil connection with the right fall and an air admittance or vented stack. Getting the fall wrong is the failure that cannot be fixed with sealant afterwards.

  • Water Supply (Water Fittings) Regulations 1999

    Every fitting has to prevent backflow into the mains, which governs tap and shower selection, the position of a bath filler, and how an outside tap or a bidet spray is connected. It is the requirement most often broken by a fitting bought online because it looked right.

The layout decides the bracket before the tiles do. Keeping the WC, bath and basin where they are is materially cheaper than moving them, because moved drainage means a rebuilt floor. After that, tile format, screen specification and whether the room is tanked as a wet room account for most of the difference.
